Each RED community in Reno comes with its own amenities, and there’s no amenity fee at any of them. Atwood is the most amenity-loaded, with a rooftop beer garden, resort-style pool and spa, a 24/7 rooftop fitness center, an indoor/outdoor clubhouse with a jumbo LED screen, a private whisky lounge, a pet spa, and a coworking lounge. Basecamp features a saltwater pool and spa, a 24/7 fitness center, a clubhouse, a custom sport court, and EV charging. Emory has a pool, fitness center, and a clubhouse with grills. On top of that, all residents share the wider RED neighborhood — a public park, movie theater, food trucks, coffee, and regular community events.
Yes, all three RED communities in Reno are pet-friendly and welcome up to two cats or dogs per household. Breed restrictions apply at every community, and Basecamp also has weight restrictions, so it’s worth confirming your pet qualifies with the leasing team before applying. Atwood even has an on-site pet spa and dog wash, and the walkable RED neighborhood makes daily walks easy. Visiting animals aren’t permitted. To register a pet you’ll provide a photo, name, type, weight, and shot records.
Pet fees are similar across RED but vary a little by community and pet type. Every community charges a $500 pet deposit per pet. For monthly pet rent, dogs are $50 and cats are $35 at Atwood and Emory, while Basecamp charges a flat $35 per pet regardless of type. Atwood’s deposit is refundable and due at lease signing, while Basecamp’s and Emory’s are non-refundable. At Basecamp, approved ESA documentation removes monthly pet rent. The leasing team can confirm the exact total for your pet.
Every apartment at all three RED communities includes one parking space at no extra charge. A second space is available for $75/month at Atwood and Basecamp, and $50/month at Emory, based on availability (a waitlist may apply at Basecamp). Atwood offers garage parking, Emory uses a garage that’s currently unassigned with assigned spaces planned, and Basecamp has a mix of assigned and unassigned spots plus covered carports. Guest parking is available at each community. Replacement parking permits cost $100 at Atwood and Basecamp.
Utility setups differ by community, so here’s the quick breakdown. At Atwood, a flat monthly Conservice fee covers water, sewer, and trash ($88 for studios/one-bedrooms, $92 for two-bedrooms, $96 for three-bedrooms), with gas and electricity billed separately by NV Energy. At Basecamp, water and sewer are included in rent (typically $40–$80/month range), with electricity billed separately. At Emory, no utilities are included and all costs are based on usage. Renters insurance is required at all three, available through a $14/month damage waiver or your own approved policy.
Move-in costs are consistent across the RED communities. Every applicant pays a one-time, non-refundable $50 application fee at submission. After approval, you’ll pay a security deposit plus prorated first month’s rent, along with any pet deposit if applicable. At Atwood, the deposit is tiered by home size ($400 for studios, $500 for one-bedrooms, $600 for two-bedrooms, $700 for three-bedrooms). If you use an offer letter as proof of income, the deposit may equal one full month’s rent. There’s no amenity fee at any community — Atwood charges only a one-time $25 package locker setup fee.
All three RED communities use the same standard: household income should be at least 2.5 times the monthly rent, which is more accessible than the 2.7x requirement at many Reno apartments. Basecamp applies the 2.5x standard even when using housing vouchers. Credit is reviewed using several factors, and conditional approval with an added deposit may be available. If you don’t meet the income requirement on your own, all three communities accept guarantors who live in Nevada and earn at least five times the monthly rent.
RED communities in Reno offer flexible lease terms to match your timeline. Atwood offers terms of six months or longer for unfurnished apartments, and Basecamp and Emory offer a range of options the leasing team can confirm based on current availability. If you need something furnished and short-term, RED partners with Kasa Archive Reno-Tahoe for fully furnished month-to-month stays (managed separately). Reach out to the leasing team for current terms and pricing on the home you’re interested in.
You can apply online for any RED community at redreno.com, and it’s best to apply as soon as you find a home you like since availability moves quickly. All three communities — Atwood, Basecamp, and Emory — use Plaid for fast identity and income verification, or you can upload two recent pay stubs as proof of income instead. The $50 application fee is due per applicant at submission. Once you’re approved, the leasing team will walk you through your deposit and move-in details.
